For all residential, commercial, refinance and investment properties including your lot purchase and construction loan. Our company is dedicated to the best service possible by providing you, your realtor, broker and lender the following services: For You: 1) All phone calls are answered by our staff about any concerns or questions at no extra charge.We will take the time and be certain your questions are addressed and answered correctly and efficiently. 2) We will not charge you for our settlement agent to travel to your home in Montour or Columbia Counties for settlement. If a closing is in our office, we have designed our office for you and everyone involved to be as comfortable as possible. 3) Our staff stands behind all our work. We provide a full 60 year title search for each transaction prior to the settlement. We do not use other title policies to insure a clear deed to you. 4) We automatically provide reissue rate upon title review. 5) We can complete and close any property in Columbia County within three business days upon request. A maximum of two weeks to close for any other counties within the State of Pennsylvania. 6) We have worked with numerous lenders and brokers and know each of their procedures. 7) We will provide you quality and expedited service with courtesy to you at all times. 8) Provide mail closings. For Your Realtor: 1) We listen to their concerns for you and the property. We communicate with all parties to facilitate mutually convenient closing dates and times. We make sure they can review all details to be reflected on the settlement statement. We carefully follow through with the sales contract requirements to assure a smooth closing for all parties. 2) They have unlimited access to our resources with our underwriter and the Court Houses to expedite information needed to resolve any concerns that may arise. 3) They know we will work with them as a team.
For Your Lender and mortgage Broker: 1) We will do a current owner search within 24 hours of a request to expedite your approval for a loan. 2) We will provide a title commitment within their time frame and not contribute to any delays so an expedited closing can occur.
For All Closings: 1) We automatically make the necessary arrangements for payoffs and tax certifications to be provided to the lender prior to settlement. 2) We contact all water, sewer, association and recycling authorities to prorate and have paid any bills at time of closing. 3) We will email, fax and call with bottom lines prior to closing once all fees are received by the lender, realtor and mortgage broker. Our goal is to have this amount to you as soon as possible to give you the time needed if funds are required at closing. Her 25 years of experience and dedication is the most beneficial aspect of our company. Tracy Smeltzer: She is a native of Montour County and has worked with Lynn for fourteen years. Her expertise with the electronic and records-keeping systems bring speed and accuracy to expedite our closings. Tarrah Valeri: Another Columbia County native, she has the personal touch and knowledge that provides extraordinary skills in coordinating people's schedules for closings. John Phillips: Originally from Iowa, has traveled around the world and is our lead searcher in the field.
